Background of the Study
Housing affordability remains a significant challenge in Awka South, where rapid urban development has driven property prices upward, limiting access to quality housing for many residents (Stewart, 2023). The dynamics of urban growth, combined with limited housing supply and increasing demand, have resulted in a widening gap between income levels and housing costs (Reynolds, 2024). Urban development policies, while aimed at modernizing the region, have often overlooked the needs of low-income households, thereby exacerbating inequality. The interplay between market forces and policy decisions creates a complex environment where affordable housing is scarce. This study explores the factors influencing housing affordability, examining both market trends and policy interventions. It seeks to understand how urban development strategies can be reformed to ensure equitable housing opportunities and sustainable community growth (Morris, 2025). The integration of socio-economic data and policy analysis is essential for developing comprehensive strategies to address these challenges.

Statement of the Problem
The escalating cost of housing in Awka South has resulted in limited access to affordable and quality homes for a large segment of the population (Stewart, 2023). Rapid urban development and speculative real estate investments have driven prices to unaffordable levels, exacerbating socio-economic disparities (Reynolds, 2024). Existing housing policies have not effectively bridged the gap between supply and demand, leaving low-income residents at risk of displacement. This situation calls for a critical assessment of housing affordability factors and policy gaps to formulate sustainable solutions (Morris, 2025).

Objectives of the Study:

  1. To assess the factors contributing to housing affordability challenges.
  2. To evaluate the impact of urban development policies on housing costs.
  3. To propose policy recommendations to improve affordable housing access.

Research Questions:

  1. What are the main determinants of housing affordability in Awka South?
  2. How do current urban development policies affect housing prices?

Research Hypotheses:

  1. Rapid urban development significantly increases housing costs.
  2. Inadequate policy measures contribute to housing unaffordability.
  3. Effective policy interventions can improve housing affordability.

The study will provide essential insights into housing market dynamics and inform policy reforms to enhance housing affordability. Its outcomes will benefit urban planners, policymakers, and the community by promoting equitable urban development and mitigating housing crises (Stewart, 2023; Reynolds, 2024; Morris, 2025).

Scope and Limitations of the Study:
The study is limited to investigating housing affordability and urban development in Awka South.
